1. Defining purpose of project – putting client’s ideas into perspective and checking for any complications which might come up.
  2. Defining, together with client and architect, what materials will be used for construction and finishing works
  3. Definition of minimum standards/specifications for all materials used.
  4. Comprehensive advisory discussion with client and architect for the complete project
  5. Preliminary meetings with suppliers/contractors/other specialists in order to sort out which companies will be invited for the tender process.
  6. Checking of all construction contracts and terms, all permits and other contracts related to the project.
  7. Checking of all construction drawings
  8. Complete MEP planning, if required, in accordance to the laws of Indonesia
  9. Complete checking of BoQ prior to tender issuance to contractors invited for tender process
  10. Preparing of construction schedules
  11. Cost management
    • Checking the BOQ for economic efficiency
    • Cost estimation and cost control
    • Excluding all parts of the contract which can be supplied by owner/others (SBO)
    • Defining additional costs
    • Clarification and specification of all additional works and their volume
    • Controll of budget
  12. Advising the client when choosing the contractor for the project
  13. Instruction of all trades
    • Clarify the flow of information, define who is the decision maker and the competence of all parties involved
    • Put rules and regulations for the site in place
    • Housing and storage on/off site, sanitary facilities
    • Site office
    • Sampling before works can start, partial acceptance and final inspection of all trades
    • Daily quality control of all materials delivered to site
    • Quality control of all materials prior to installation
    • Quality control of all materials after installation and prior to acceptance
